Market survey and analysis
Our sales and marketing team provides the rental market primary data prevailing in a given time within the location of the subject property. This data consequently advices our valuation department to give a comprehensive rental valuation report for the purpose of reviewing the rent after tenancy term of a tenant as well as negotiating rent on behalf of our clients.
Management Utility Services
Utility Management includes:
a)Prompt settlement of utility bills to avoid disconnections.
b)Liaising with the authorities in the event of a breakdown of services to ensure they are promptly restored to minimize inconveniences to the tenants.
Letting services
a)Marketing and advertising lettable spaces to ensure a high occupancy rate is maintained all the time
b)Showing the prospective tenant the vacant houses.
c)Undertaking the Tenant selection process
d)Issuance and execution of tenancy agreements.
Handling Rent Money Options
1)Landlord account option
a)Tenants are required to deposit to the landlord account directly
b)The tenant forwards payment slips to our office or to the caretaker
c)The landlord compares the slips with his bank statement to avoid fake slips
d)The tenant is issued with a payment receipt
2)Client account option
a)Landman Properties Ltd operates a Client Bank Account as required by the law (estate agents act CAP 533)
b)The tenant is required to deposit to the client’s account and forward their slip for verification.
c)The money collected will then be remitted to the landlord’s account as per the terms of the contract
Rent Collection Administration
a) Rent is collected every month in advance and payable by the 5th day of every month
b)Every tenant is invoiced before 1st day of the month
c) Up-to-date rent statements shall be made available to the landlord and tenants for inspection
d)Rent collected shall be remitted to the client’s bank account as per terms of the management contract
e)We undertaker legal process to recover rent in arrears
f) Monthly income and expenditure records are emailed to the client

Administration Statutory Outgoings
It’s our obligation to obtain land rate and land rent bills at the beginning of the year to avoid penalties and interests on behalf of our clients
Vetting Of Outsourced Service Providers
a)This will involve thorough vetting of service companies to ensure that we have a pool of dedicated and focused service providers.
b)We will recommend renewal or termination of such service provider.
Maintenance And Repairs
a)This function shall be guided by a clear maintenance policy and program developed by our team and approved by the client.
b)Downtime is kept to the minimum
c)Maintenance and repair costs are kept to the minimum as we maintain high quality service.
Accounting And Reporting
b)Landman will report accounts periodically as may be required.
c)Our accounting procedures are guided by international accounting standards and customized to fit the existing client accounting systems.
Supervision And Hiring Of Service Providers
b)Service providers such as garbage collectors, cleaners, security, internet etc. Must corporate with our team to make sure client’s objectives are realized.
Facilities and installations management.
b)We make sure all installations and facilities are in a good state of repair and maintenance.

Buying agency
Charges

Selling agency
This product is for property sellers. The land owner gives us the authority to market and source potential buyers for his property specifying his last price and the commission payable to us. We then expose this property to the market using all the available marketing tools to get the buyer soonest possible.

3% on sale price but not less than Ksh 50,000
DUE DILIGENCE SERVICES
The process which precedes buying involves the following:
a) Visiting site
b)Search from the Ministry of Land
c)Historical search from the Ministry of Lands
d)Search from county government
e)Environmental survey
f)Confirming the actual location and dimensions of the property through land surveying.
g)Confirming rent and rates are cleared h)Report from the local community.
i)Market value of the property to avoid exploitation by rogue land brokers.
